  • When will I get my security deposit back?

    Normally on a perfect move out with no cleaning issues, maintenance fixes, or anything at all: literally a perfect move out. In that instance 10 days. If we need to do any, cleaning, fixes, anything that you refuse to do: 30 days.

  • How do I get my mailbox key?

    Show your lease to a post office near you. Default to the post office on 19th and Baxter.

  • How do I set up utilities like trash, water, electricity?

    Below is a list of utility providers that are commonly used in Bozeman area. Please check your lease and be aware of what utilities you are responsible for. When your lease ends, or you move out, call the service providers to remove the utilities from your name the day you move out of your rental.

  • What do I do for after hour emergencies like plumbing or heating?

    For active water leaks, shut off the water the water supply click HERE for tips we use ‘Williams Plumbing and Heating’ (406) 587-0969. The important thing is to stop the leaking so if you can’t do it, a plumber can. If you can’t identify the source of the leak and it’s coming from the floor or wall call a plumber immediately. For toilets, the shut off is behind the toilet on the wall usually low, you’ll see the valve. For sinks, the shutoffs are under the specific sink look for the two valves, hot and cold. For heating emergencies, Williams can also help with that too.

  • Can I pay rent online without any extra charges?

  • How do I know if I have to change the furnace filter in my rental?

    If your rental has forced air heating and/or cooling you are responsible to change the furnace filter. If you don’t know what that means ask your landlord. Units which require you to change the furnace filter are: Naomi Rose, Voyager, Davis, Fen Way, Cascade, Benepe, Beal… the list goes on but if you’re in any of those units change the filter yearly at the least, or every 6 months if you have a pet.

  • How long does maintenance take once I initiate a maintenance request?

    The law states that non-emergency maintenance calls to be handled within 2 weeks time. Emergencies like plumbing, heating, are to be handled within 3 business days.

  • What is considered an emergency?

    No heat, no hot water, large leaks, and if the only toilet you have stops working. If you do not have power, call the energy company first and verify there is not an outage or an issue of non-payment. If you have no water, call your provider and make sure there is not an issue of non-payment. If you smell gas, leave the house and call Northwestern Energy. If there is a fire, call 911. Being locked out is not an emergency, call a locksmith if it is after business hours.

  • Can I have a puppy or Kitten in the rental?

    No, puppies and kittens are not allowed in any rentals with rental companies in general. This is because they do a lot more damage than grown pets and most tenants do not have the funds to fix the damages caused by young pets.

  • What do I do if the power goes out to my unit?

    Check the circuit breaker box to make sure nothing has been tripped, if everything looks good call Northwestern Energy. We are not responsible for power outages:

  • How do I get my whole security deposit back?

    Basically the unit must look as it did when you moved in minus wear and tear. We will have photos to gauge this. All items must be removed from the unit. All debris cleaned from drawers, cupboards, floors, windowsills, counter tops, walls washed, baseboards dusted, fan blades and blinds dusted. Wash, walls floors, and appliances used by the tenant. All appliances cleaned inside and out. Pull out ovens and fridges when applicable to clean behind and beneath. Clean toilets, bathtub surrounds. Have carpets professionally cleaned. If you have pets, or toddlers, it is much more difficult to clean the unit back to the accepted condition, but it is possible. Pay all fees on your account if you have any.

  • What if I want to move out and my roommates are staying?

    You would want to fill out a roommate exchange form, found under tenant forms on this website. The form will list the process out in detail, please pay close attention to all steps in the process. At no time will a tenant receive any security deposit back until a lease is terminated and the house is 100% vacated by all parties. If you paid any portion of the deposit at move in, it is between you and your roommates to settle the matter.

  • What is the difference between damage that tenants must pay for and wear and tear that owners pay for?

    Aggressive Living

    When a tenant lives aggressively and causes damage beyond normal use, a landlord has cause to charge the tenant for the damages. This may include any damages inflicted by the tenant, his guests or pets.

    Wear and Tear vs. Damage

    Matting carpet is wear and tear; burned or stained carpeting is damage. A few small nail holes is wear and tear; large holes in the walls constitute damages. Fading or yellowing of paint is wear and tear; large stains on the walls is damage. Other signs of everyday wear and tear are worn electrical switches, frayed pull strings on blinds, loose hinges on doors, lightly scuffed hardwood floors, worn linoleum, loose wallpaper, faded curtains and dirty window screens. Time and regular daily use can cause any of these items to become worn and don't constitute damages.


    Stay On Top of Little Problems

    One way to avoid causing damage is to stay on top of regular maintenance issues as they arise, rather than allowing them to cause more problems. For instance, if you have a dripping kitchen pipe, call your landlord and have it repaired before it causes the wood under the sink to rot. If you have a leaky window that allows rain to blow in, have it repaired before it damages the woodwork around the window or the flooring. Nipping your problems in the bud can prevent wear and tear from turning into damage.


    Protect Yourself

    Do a walk-through with your landlord prior to moving out and ask him to critically examine the home. He needs to give you an opportunity to repair any problems before charging you for them. Again, take photos of everything of interest. The idea is to be able to prove that any changes to the home are due to wear and tear and that you have not damaged the property in any way.
